It’s been 17 years since I first began practicing real estate – it took me a little while to find my niche. There are many different sales techniques in real estate. I find the idea of employing “sales techniques” for the largest single purchase a person is likely to make in his or her lifetime is a little unsettling. I do not consider myself a “salesman”.
I am not driven by selling or buying. It’s not what gets me up in the morning nor what keeps me working late into the night. I am driven by a desire to be free, to do what I please with my time, to travel and experience all that life has to offer. My desire to be free is what lead me to Income Producing Property Investing. Income producing properties are a tried, tested and historically proven method of investing that pays a monthly salary for the duration of your ownership of the property.
I practice what I preach. Several years ago I found an old triplex in Riverdale; and, with some renovations, I was able to transform it into a bright, contemporary multi residential dwelling. I used to live in one of the units but I have since rented it out. The rents cover all the expenses and mortgage obligations while generating a healthy, secure, positive, monthly cash flow. Now I’m looking for my next investment property and will use some of the equity from my first property to help with the purchase.
Many of my clients started out with one income property and now have a second or third property earning several thousands of dollars per month after building taxes, maintenance, insurance, and mortgage costs. I enjoy a decent standard of living. My goal is to increase that standard while committing less time and effort maintaining it. Simply put, I want more time and more money.The only solution I have managed to come up with regarding these complex problems is Income Property Investing.
