I put together the agreement to purchase this property for my clients 5 years ago. The triplex was in great shape and fully tenanted. We signed the offer on the hood of my car right after the showing offering 5k less than the asking price with a 3 day financing condition. My clients out 20% down.

Fast-forward to today..  Over 50 booked showings, 3 attempted bully offers, the weekend open house was so slammed we ran out of brochures twice, 5 offers  and a final selling price more than double the original purchase price.

At the end of the day my clients made a 479% return on investment.

I didn’t price the property ridiculous low – the asking price was derived from the current net income at a 3% cap rate which is the current market norm.
